What if Florida’s climate cleaned your property instead of staining it?

Make Florida’s Climate
Work for You

Less maintenance. Easier cleaning. Fewer harsh chemicals.

Florida Never Stops Working on Your Surfaces

The climate does not take a week off. The usual plan assumes it will.

1

It shows up again

Tannin stains, biofilm, pollen film, mildew, salt haze, and that slick feel after rain.

2

You fight it

Power washing. Bleach. Acid. Another contractor ticket. Another weekend on the pavers.

3

The surface pays

Color fades. Grout opens. Odors come back. Wet areas get slippery. The finish wears down.

4

Rain and sun restart it

The same weather that made Florida beautiful puts the stain right back on the surface.

Homeowner

Weekends lost to cleaning instead of living outside.

Condo / HOA

Repeat work orders on common areas, railings, and wet rooms.

Maintenance manager

Labor hours and chemical spend that never leave the budget.

Boat / marina

Salt film and odor between trips. Less time on the water.

One System. Two Ways In.

Some customers start with the cleaner. Some start with the coating. The system is the point.

Protect — TiCoat® service

A professional, light-activated coating applied to the surface. Sunlight and visible light keep it working. Organic soils and odors break down between cleanings. Wet surfaces are easier to keep safer underfoot when film and biofilm are reduced.

Maintain — TiCleanZ™

The companion cleaner you can start with now. Use it on everyday soils. Come back for refills. A household or HOA that trusts the cleaner is already a coating customer in the making.

Clean Protect Maintain

We apply and support the system here in Southwest Florida. The deeper technology story lives at ticoat.com.

How the Coating Works

Three simple steps. No harsh chemistry lecture.

Activation by sunlight
1

Activation

Sunlight or indoor visible light activates the photocatalytic coating.

Continuous breakdown of contaminants
2

Continuous breakdown

Organic soils and odors are broken down at the surface between cleanings.

Cleaner surfaces
3

Easier upkeep

Less soil sticks. Routine cleaning gets lighter. Harsh chemicals get used less often.

Where It Belongs

Different properties. Same climate problem. One system.

Florida home pool deck

Homeowners

Pool decks, lanais, pavers, and exterior walls stay freer of mold, pollen, and stains.

Florida condominium

Condo Boards & HOAs

Common areas, railings, and shared wet rooms generate fewer repeat vendor tickets.

Commercial facility

Maintenance Managers

High-touch surfaces stay cleaner longer — fewer labor hours and less chemical spend.

Boat at marina

Boat Owners & Marinas

Salt film and organic buildup ease off. More time on the water, less time scrubbing.

Where we do not recommend coating

  • Copper — oxidation can shift the look toward a green or patina finish.
  • Flat areas that hold standing water — pooled water blocks the light the coating needs.
  • Untreated wood — water can move through the film and weaken the benefit.
  • Highly porous, uneven surfaces — seal first when needed, then apply protection.

Indoor wet rooms (home and HOA bathrooms) are a current evaluation focus. We will treat them as limited applications until we have the same documented outdoor-style results.

Real Results in Florida Weather

Documented surfaces. Not a lab brochure.

Florida Self-Cleaning Coating Example

Watch a time-lapse customer example: Black olive trees (Florida’s “shady ladies”) left heavy coffee-colored stains on a white painted stucco railing. After TiCoat application, sunlight + rain progressively removed the stains with zero scrubbing or chemicals, returning the surface to a like-new look.

Deck Floor

Deck floor before treatment Before
Deck floor after TiCoat After

After treatment — Surface stays clean with rainfall and an occasional hose-off. No power washing or harsh chemicals required for routine upkeep.

Deck Railing

Deck railing before treatment Before
Deck railing after TiCoat After

After treatment — Organic buildup is reduced. The railing stays brighter with far less scrubbing.

Vin Mauro

Vin Mauro

Co-Founder

Homeowner. Entrepreneur. Problem Solver. After more than 30 years in the Enterprise Software industry, Vin was introduced to TiCoat® Surface Protect and became fascinated by its ability to solve everyday property maintenance challenges. When he relocated to Florida, he recognized the state’s climate creates unique maintenance challenges — and launched Florida Surface Protection to help property owners spend less time maintaining and more time enjoying the Florida lifestyle.

Eric Austvold

Eric Austvold

Co-Founder

Condo owner. Condo Association Board President. Lover of the Florida Life. 30-year business exec who moved full-time to Florida in 2022. What the brochures left out: tannin-stained pavers, mold, algae and mildew, and the never-ending power-wash-scrub-repeat cycle. Vin introduced him to TiCoat. He tested it on their Siesta Key condominium — watching the newly painted white building shed dirt every time it rained and the sun came out changed his mind. Homeowner. Condo board president. Customer. True believer. Now helping neighbors stop fighting the climate and start letting it work for them.

Chris Veltre

Chris Veltre

Co-Founder

Construction handyman who’s watched more Florida patios and decks go from “looks great” to “stained, slippery, and overdue for another scrub” than he cares to count. When Vin showed him the TiCoat system, Chris didn’t need a sales pitch — he immediately saw the real-world promise for every outdoor surface that fights humidity, tannins, and constant dirt here. If it needs building, fixing, or protecting outside, Chris has already done it. Now he’s putting that same practical know-how to work so Florida properties stay cleaner longer with a lot less elbow grease.

Christine Austvold

Over the past 12 years, Christine has established herself as an independent Accounting Professional and Office Administrator, working across a range of start-up businesses. She joins the team as our operations and finance executive who keeps the whole operation organized behind the scenes. While the rest of the team is out protecting surfaces, Christine makes sure the schedules, numbers, and details stay tight so nothing slips through the cracks.
